Berkshire Area Property Deals: October 9, 2026

Real estate activity across the tri-state region held steady this week, with transactions recorded in Berkshire County, Massachusetts, Litchfield County, Connecticut, and Columbia County, New York. The latest filings show a mix of single-family homes, condominiums, and vacant land changing hands, reflecting continued demand in both established neighborhoods and rural stretches.

In Berkshire County, sales ranged from a modest ranch-style house in Pittsfield to a larger colonial in Lenox. Several deals closed in Dalton and Great Barrington, where buyers continue to show interest in properties near local schools and downtown shops. A few lakefront parcels in Becket and Otis also found buyers, suggesting that recreational land remains a niche but active part of the market.

Litchfield County saw activity spread across towns such as Torrington, Salisbury, and Kent. A restored farmhouse in Washington drew attention for its preserved timber framing, while a smaller cape in Winsted sold quickly after listing. Condominium sales in New Milford and Brookfield accounted for a handful of the week's closings.

In Columbia County, New York, transactions included a hillside property in Chatham, a village home in Kinderhook, and a working farm in Claverack. Hudson recorded several sales, from a brick rowhouse to a converted loft space. Prices varied widely, with entry-level homes and higher-end estates both finding buyers.

Agents describe the market as balanced but competitive. Inventory remains tighter than in past years, and well-maintained properties often receive multiple offers. Closings are moving at a normal pace, though some buyers are negotiating repairs and closing costs more aggressively than they did earlier in the year.
