In Litchfield County, Connecticut, a lakefront cottage in Salisbury sold for $875,000, a figure that includes deeded access to a private beach and a new dock permit. The buyer was a couple from Fairfield County looking for a weekend retreat. Meanwhile, a three-unit multifamily building in Torrington traded at $412,000, a price that suggests a gross rent multiplier of roughly 8.5, which local brokers say is typical for that submarket.

Columbia County, New York, saw a mix of rural and village sales. A 19th-century farmhouse on 12 acres in Claverack went for $690,000, with the seller covering a new septic system as part of the deal. In Hudson, a two-bedroom condo in a converted warehouse sold for $539,000, down about 4 percent from the list price. That unit had been sitting for over two months, a sign that some buyers are waiting for price adjustments.

Across all three counties, the median sale price for the week was $487,500, roughly flat compared to the same period last month. Inventory levels remain tight under three months of supply, though agents report more showings for properties priced under $600,000. Cash purchases accounted for about a fifth of all closings, with most of those concentrated in second-home markets.
