First-Time Buyers Priced Out as Luxury Home Sales Surge

The housing market in the Bay Area is sending two very different signals. For people trying to buy their first home, conditions have rarely been tougher. For those shopping in the upper end of the market, business is brisk.

Mortgage rates hovering near multi-decade highs have reshaped what buyers can afford. A monthly payment on a typical starter home now consumes a far larger share of income than it did just a few years ago. At the same time, inventory remains historically thin. Many homeowners who locked in low rates during the pandemic have little incentive to sell, which keeps the number of available listings well below normal levels.

The result is a market where competition for modestly priced homes stays fierce. Properties that do come up often draw multiple offers, pushing prices beyond what first-time buyers can stretch to reach. Down payment assistance programs and adjustable-rate loans have become more common, but they only go so far when rates stay elevated.

The luxury segment tells a different story. Cash purchases remain common among affluent buyers, insulating them from rate pressures. Well-located properties in desirable neighborhoods continue to sell quickly, sometimes above asking price. Agents describe steady demand for homes priced in the millions, driven by tech wealth and buyers who are less sensitive to borrowing costs.

Economists say the split is likely to persist while rates remain high and supply stays constrained. For now, the gap between those who can buy and those who cannot continues to widen across the region.
