The Janus Henderson Global Real Estate Fund delivered a return of 7.28% during the second quarter of 2026, according to the firm's latest commentary. The result trailed the FTSE EPRA/NAREIT Global TR Index, which gained 8.45% over the same period.
The gap between the fund and its benchmark suggests that stock selection and regional allocation weighed on relative performance. Real estate markets worldwide continued to respond to shifting interest rate expectations and uneven economic growth across major regions.
Property sectors tied to logistics, data infrastructure and specialized commercial assets drew steady investor interest during the quarter. Meanwhile, traditional office holdings remained under pressure in several markets as tenants reassessed space needs and lease commitments.
Currency movements also played a role in returns for globally diversified portfolios. A stronger dollar against several major currencies trimmed gains for US based investors holding overseas properties.
Fund managers noted that valuations in certain markets have started to look more attractive after a prolonged period of adjustment. They pointed to signs of stabilization in financing conditions, though caution remains warranted given the mixed macroeconomic backdrop.
The fund maintains a diversified approach across regions and property types, aiming to capture income and long term appreciation potential.
