Local Developer Proposes Innovative Infill Project on South Front Street

Real estate broker and developer Christian Cardamone is setting his sights on a new infill project in Wilmington, aiming to transform a site off South Front Street into a vibrant community space. The proposed development, named The Gantry, would feature a three-story building comprising nine residential units and one commercial space, designed by Wilmington-based architect Rob Romero.

Initially, Cardamone considered constructing two single-family homes on the parcels at 102 and 104 Meares St. However, following the rezoning of a nearby property to urban mixed-use, he opted to pursue a similar designation for his lots. “This looks like a better way to maximize the density,” Cardamone explained, highlighting the potential for increased housing in the area.

Each apartment is expected to be around 600 square feet, catering to the growing demand for one-bedroom and studio units. Observing the success of local developments, Cardamone noted the rapid leasing of similar projects, indicating a strong market interest.

Cardamone, who has previously collaborated with Romero on a successful luxury townhouse project, expressed his enthusiasm for infill developments, emphasizing their creative potential. He envisions The Gantry not only meeting housing needs but also incorporating a small commercial element, such as a bodega, to enhance the neighborhood's offerings.

With site plans submitted to the city, The Gantry is currently undergoing technical review, marking a significant step toward realizing this innovative vision for Wilmington's urban landscape.
