Shopping centers have reclaimed their spot as one of the strongest performers in commercial real estate, a shift that few analysts predicted just a few years ago. Simon Property Group, one of the largest mall operators in the country, has seen its stock outperform the S&P 500 this year. Shares of the company climbed to a record high over the summer, a level not reached since 2016.
The rebound marks a sharp turn for a sector that many had written off as doomed during the rise of online shopping. Investors now appear to be betting that physical retail still holds real value, especially for properties that combine shopping, dining, and entertainment under one roof. Foot traffic has stabilized at many locations, and occupancy rates have held steady, giving landlords more confidence to raise rents.
Analysts point to several factors behind the rally. Consumers continue to spend on experiences, and malls have adapted by adding restaurants, gyms, and event spaces. At the same time, new construction has slowed dramatically, which limits competition and strengthens the position of existing property owners. For investors hunting for yield, that combination has made mall operators look far more attractive than they did during the pandemic years.
Whether the momentum lasts will depend on consumer spending and interest rates, but for now, malls are no longer the punchline they once were.
