Real Deals: Springdale shopping center anchored by Harps sells for $11 million

Three single-story commercial buildings totaling 61,302 square feet in Springdale have been sold for $11.5 million. The transaction works out to about $187 per square foot.

The buyer is an affiliate of a Springfield, Missouri-based real estate firm. The seller's identity was not immediately disclosed in public records tied to the deal.

The property is anchored by a Harps Food Stores location, which has long served as the primary draw for the shopping center. The remaining space includes a mix of retail suites that were largely occupied at the time of the sale, according to people familiar with the transaction.

Brokers involved in the deal said the sale reflects continued investor appetite for grocery-anchored retail in northwest Arkansas, where population growth has kept demand steady for neighborhood shopping centers. Grocery anchors are often viewed as stable traffic drivers, making such properties attractive even as other retail segments face pressure.

The new owner has not announced immediate plans for renovations or changes to the tenant mix. Property records show the buildings were constructed in phases and have undergone updates over the years.

The sale is one of the larger retail transactions recorded in the Springdale area this year. Terms of the financing were not disclosed.
