Many of these properties sit on quarter-acre to half-acre lots, often in established neighborhoods rather than new subdivisions.

In the city limits, $400,000 might get a renovated older home in places like St. Elmo or Red Bank, with original hardwood floors and updated kitchens. Move a bit further out toward Hixson or Ooltewah, and the same budget often brings a newer build with an open floor plan, granite counters, and a two-car garage. In some parts of East Ridge or Lookout Valley, you might even find a small yard with room for a garden or a workshop.

Buyers should expect some trade-offs. At this price, you rarely get both a large lot and a fully updated interior.
