Dolly Lenz, CEO of Dolly Lenz Real Estate, says the recently passed 21st Century ROAD to Housing Act is set to shake up the housing market in a meaningful way. Appearing on a financial news program, Lenz and her managing director, Jenny Lenz, broke down what the legislation means for buyers, sellers, and investors.
The act aims to streamline housing development by cutting through red tape and incentivizing new construction. According to Lenz, this could finally address the chronic supply shortage that has driven prices to record highs. She noted that while the bill is a step in the right direction, its effects will not be instant. "This will have a noticeable effect on the market," Lenz stated, "but it will take time for builders to respond and for inventory to actually hit the market."
The CEO also highlighted potential downsides. The bill includes provisions that may shift zoning rules, which could face pushback from local communities. Jenny Lenz added that while the goal is affordability, the transition period might create short-term volatility. Investors should watch for price adjustments in overvalued markets as new supply comes online.
the Lenz team sees the legislation as a positive catalyst for long-term market health, but they caution that the road ahead is complex. For now, the housing market remains tight, and the full impact of the act will likely unfold over the next several quarters.
