Venture One Real Estate has closed on a multi-building industrial portfolio totaling roughly 132,000 square feet across the Chicago suburbs. The acquisition, which was finalized this week, adds to the firm's growing presence in the region's infill logistics market. The properties are spread across several submarkets, with a focus on locations that offer quick access to major interstate corridors and the broader metro area's distribution network.

The portfolio consists of smaller-format industrial assets, a segment that has remained in steady demand from local tenants and regional distributors. According to company officials, the buildings were selected for their functional layouts, good ceiling heights, and proximity to labor pools. Venture One plans to make targeted upgrades to the exteriors and common areas, with an eye toward repositioning the spaces for modern warehousing and light assembly uses.

Financial terms of the deal were not disclosed. The seller was a private investment group that had held the assets for over a decade. The transaction was funded through a combination of equity and a new mortgage from a regional bank. This marks the third industrial acquisition for Venture One in the Chicago area this year, following two smaller purchases in the northwest suburbs. The firm says it is still actively looking for more properties in the 50,000- to 150,000-square-foot range, particularly in Cook and DuPage counties.
