A single-family home that sold for $2.18 million tops the list of the most expensive residential real estate sales in Forestville between July 27 and Aug. 9. The property, located in a quiet cul-de-sac, closed escrow after just 12 days on the market, according to public records.
The remaining five sales all crossed the million-dollar threshold, with prices ranging from $1.05 million to $1.87 million. A mid-century ranch on a half-acre lot fetched $1.87 million, while a newer Craftsman-style house with a detached studio sold for $1.62 million. Two other homes, both with over 2,800 square feet, went for $1.4 million and $1.28 million respectively. The least expensive of the group, a three-bedroom bungalow needing light updates, still commanded $1.05 million.
Local agents note that inventory remains tight in the area, with most buyers paying close to asking price. Cash offers accounted for half of these transactions, reflecting strong demand from out-of-state buyers. The average price per square foot across the six sales came to $412, up about 8 percent from the same period last year. Forestville's mix of larger lots and proximity to the river continues to draw families looking for space without leaving Sonoma County. None of the sales involved distressed properties, and all closed within 30 days of their initial listing.
