Berkshire region real estate sales – June 19, 2026

Real estate sales activity remained steady across the tri-state region this week, with notable transactions recorded in Berkshire County, Massachusetts, as well as Litchfield County, Connecticut, and Columbia County, New York. The data reflects a mix of single-family homes, condominiums, and commercial properties changing hands between June 12 and June 18.

In Berkshire County, a historic colonial home in Stockbridge sold for just over $1.2 million, representing one of the higher-value closings in the area this period. The property, located on a quiet side street near the town center, includes four bedrooms and three bathrooms. Meanwhile, in Pittsfield, a three-bedroom ranch on a half-acre lot closed at $285,000, appealing to first-time buyers. A small commercial storefront in Great Barrington also traded for $475,000, signaling continued interest in mixed-use spaces.

Across the border in Litchfield County, Connecticut, a lakefront cottage in Salisbury fetched $890,000. The sale highlights ongoing demand for recreational properties near the water. In Torrington, a renovated duplex sold for $410,000, with both units currently rented. Investors appear to be targeting multi-family assets in the area.

In Columbia County, New York, a farmhouse on 12 acres in Chatham closed at $675,000. The property includes a barn and a small pond. A condominium in Hudson also sold for $520,000, maintaining the region's appeal to remote workers seeking smaller, low-maintenance homes.

the market shows balanced activity across price points, with no significant shifts in average days on market. Local real estate agents report steady showings and a healthy inventory of listings compared to the same period last year.
