A new analysis of housing markets across the country places Fresno and Clovis in the middle tier for people trying to buy their first home. Fresno ranked 30th among large U.S. cities in a recent WalletHub survey, while Clovis came in at 25th among smaller cities.
The study looked at factors like affordability, real estate market conditions, and the overall quality of life. For Fresno, the ranking suggests a mixed picture. On one hand, home prices in the Fresno area have not skyrocketed as much as in coastal California markets, which can help buyers with limited savings. On the other hand, wages in the region have not kept pace with rising costs, and inventory remains tight. Many first-time buyers in Fresno still face stiff competition for entry-level homes, especially in desirable neighborhoods.
Clovis, known for its highly rated schools and family-friendly reputation, scored slightly better among small cities. Its ranking reflects a relatively stable market, but affordability remains a challenge there too. Real estate agents in the area report that many first-time buyers are turning to Federal Housing Administration loans or seeking down payment assistance programs to get a foot in the door.
the rankings highlight a common struggle across the Central Valley: the gap between what people earn and what a decent home costs. For now, both Fresno and Clovis offer more breathing room than places like San Francisco or Los Angeles, but the window for first-time buyers is narrowing as interest rates and prices continue to climb.
