SANTA BARBARA COUNTY, Calif. - A Florida-based real estate company has agreed to settle multiple lawsuits in California over what authorities described as a predatory business model that targeted homeowners. The company, MV Realty, faced accusations of tricking property owners into signing long-term exclusive listing agreements in exchange for small upfront cash payments.
Under the settlement, the company will pay restitution to affected homeowners and is barred from engaging in the contested practices within California. The lawsuits, brought by several district attorneys across the state, alleged that the company's contracts could lock homeowners into 40-year agreements. If a homeowner tried to sell their property without using MV Realty, they could face tens of thousands of dollars in penalties.
The scheme typically involved offering homeowners immediate cash, often just a few hundred dollars, in return for signing a listing agreement that would not expire for decades. Many victims were elderly or financially vulnerable and did not fully understand the long-term consequences. The settlement requires MV Realty to void all existing contracts with California residents and to pay back money collected under those agreements. The company did not admit wrongdoing as part of the settlement but agreed to change how it operates in the state. Officials called the outcome a significant win for consumer protection and warned other companies against using similar high-pressure tactics.
