Seattle’s ‘shaky tech market’ hits home sales

While housing markets nationwide have lost momentum this year under the weight of high prices and economic uncertainty, Seattle is experiencing a more pronounced slowdown. The city's deep connection to the technology sector, once a powerful driver of growth, is now acting as a brake on home sales.

Local real estate agents report a noticeable drop in buyer activity compared to the same period last year. The days of multiple offers and bidding wars are largely gone, replaced by longer listing times and more frequent price reductions. The shift is directly tied to the region's largest employers, which have slowed hiring and, in some cases, announced layoffs. This has created a sense of caution among potential buyers, many of whom have stock options or bonuses tied to tech company performance that have lost value.

The impact is visible across the metro area, from the city's core neighborhoods to the suburbs of the Eastside, where many tech campuses are located. Sellers who priced their homes aggressively at the start of the year are now having to adjust expectations. At the same time, buyers are more selective, waiting for better deals and taking their time before making an offer.

Industry analysts say the current market is a correction after several years of unsustainable price gains. While they do not predict a crash, they expect the sluggish pace to continue for the foreseeable future. For now, the once red-hot Seattle housing market has cooled into a more balanced, but notably quieter, landscape.
