Why more than 10K people want to rent in this Seattle building

A new apartment building in Seattle has become the city's most sought-after rental address, but not because of luxury amenities or a trendy neighborhood. The building, which represents Seattle's first experiment with social housing, has received more than 10,000 applications for just 150 available units.

The concept behind the project is simple: provide stable, affordable housing without the profit motive that drives up rents in the private market. Unlike traditional public housing, this model operates as a public development authority with a mission to keep rents permanently below market rates. Tenants pay roughly 30 percent of their income, with rents capped to ensure long-term affordability.

The overwhelming demand highlights a stark reality in Seattle, where the median rent for a one-bedroom apartment now exceeds $1,800 per month. Many of the applicants are working-class residents, including teachers, retail workers, and service industry employees, who have been priced out of neighborhoods they once called home.

Critics question whether one building can make a dent in a city facing a shortage of tens of thousands of affordable units. Supporters argue it is a necessary first step. The building's waiting list, now thousands deep, suggests that if the model proves successful, there will be no shortage of tenants ready to move in. For now, the 10,000 hopefuls will have to wait and see if Seattle expands the experiment.
