New Caney and Porter Housing Market Sees Slower September Sales

New Caney and Porter Housing Market Sees Slower September Sales

Home sales in the New Caney and Porter areas cooled in September 2026, with fewer properties changing hands than during the same month a year earlier. The decline marks a shift from the busier pace recorded in September 2025, when buyer activity was noticeably stronger across both communities.

Most of the homes that did sell during September fell within the $200,000 to $399,999 price range. That middle tier continues to attract the bulk of buyer interest, reflecting demand for reasonably priced single family homes in the region. Properties priced above that band moved more slowly, while lower priced listings remained limited in number.

The softer sales volume points to a market that is adjusting rather than collapsing. Higher borrowing costs and cautious buyer sentiment have played a role in slowing transactions, even as the area continues to draw new residents seeking more space and lower prices compared to nearby Houston neighborhoods.

For sellers, the data suggests that pricing matters more than ever. Homes listed close to market value and in good condition are still finding buyers, while overpriced properties sit longer on the market. Local agents note that well maintained homes in established subdivisions continue to generate steady interest, especially those near schools and major roadways.

Buyers, meanwhile, face less competition than they did a year ago. That could give them more room to negotiate on price, closing costs, or repairs. Whether the slowdown carries into the final months of the year will depend largely on mortgage rates and the number of new listings coming onto the market.
